Package Prices & Estimating
The prices below are based on average floor plans, past projects, and current factory plans. We only offer a package shell for your project. We are not a construction company, only your lumber provider. Our package shells consist of precut walls, floor systems, roof systems, plywood, windows, and hardware. We will provide all the wood, windows, and roof system from your first floor sub floor or slab and up. We will provide all hardware and nails from your waste level on the first floor and up. We do not provide any hardware that anchoress the building to the foundation. Not every project will price out to these numbers; these numbers are for average plans.
Finished Home Prices:
The prices below are based on average floor plans, past projects, and current factory plans. We do not provide a finishing package. You control the finishings for the exterior and interior of your building. You can use high-end or lowed produce in order to finish your project. The exterior and interior finishings in these numbers are average products provided by local finishing suppliers.

Estimating your plans:
Please call first, so we can talk about your project before sending your plans in the mail.
If you would like us to bid your plans, we need 2 sets of permitted plans, engineering notes, truss calculations (if you have them), and a one time charge of $50. If you only give us 1 set of plans or engineering notes, we will charge you to print a second set. Printing charges for plans will run any where from $20 - $50 a set. Printing charge for engineering notes will run about $.04 a page.
We require a $50.00 plan estimation fee. The factory is going to spend 6 - 15 hours estimating and breaking down your project. They may find something on the plans that need attention, could be missing, or not correct with the building standards. Even though the building department did a plan check, there is a 75% chance of something missing.
